Directs/evaluates all building and plant maintenance operations in a large/complex state facility; directs and inspects: operation and maintenance of a large steam/hot water heating plant, central HVAC/chilled water, or complex building automation systems; operation and maintenance of auxiliary mechanical equipment in the facility, including a central HVAC/chilled water system/refrigeration equipment/pumps motors/fans/controls for overall performance of operations and repairs; work of skilled, semi-skilled, and unskilled employees, contractors, and/or offenders engaged in building and grounds maintenance and repair work; may personally participate in complex or special work projects
Determines the efficiency of system operations through observation and analysis of reports; develops/directs implementation of, a comprehensive preventive maintenance program; approves requisitions for maintenance and power plant supplies and equipment; estimates needs; conducts inspections; prepares periodic studies; reports personnel/equipment/supplies/energy costs; evaluates the cost of peak energy usage for lowered operating costs
Advises administrative supervisors of the feasibility of proposed construction and remodeling projects, and the need for major equipment replacement; assists in developing capital improvement budget requests; advises an administrative supervisor in regard to advancements in the construction and maintenance field and assists in the selection of equipment and supplies best suited to the needs of the facility; advises administrative supervisor in regard to advancements in the construction and maintenance field and assists in the selection of equipment/supplies best suited to the needs of the facility
Exercises considerable independence in the performance of responsibilities; receives general administrative direction; performs other related work as assigned
Minimum Qualifications:
Two or more years of experience as a Physical Plant Supervisor II with the Missouri Uniform Classification and Pay System; and possession of a high school diploma or proof of high school equivalency OR
Nine or more years of experience in building and plant maintenance, building construction, or the operation, installation, or maintenance of a steam/hot water heating plant or central HVAC/chilled water system, including three or more years of large scale supervisory experience in the building construction or maintenance trades (comparable to that of a general construction supervisor, Maintenance Supervisor II, or higher-level position) with responsibility for carpentry, plumbing, electrical, and related building or plant maintenance areas; and possession of a high school diploma or proof of high school equivalency OR
(Earned credit hours from an accredited college or university, that include earned credit hours in Electrical, Mechanical, Civil, or Architectural Engineering, or in Construction Management may be substituted for up to four years of the listed experience, at a rate of 30 earned credit hours for one year - a minimum of five years of the listed experience, including three or more years of supervisory experience, is required)

Some positions are eligible for a shift differential of $173.34 semi-monthly, which is provided to employees with shifts that begin on or between 12:00pm (noon) and 5:00am, and who work at a 24/7 worksite (i.e. institution, transition center, supervision center, or command center), or whose work requires regular visits to these locations. If selected for interview, eligibility may be discussed at that time with the hiring manager.
